The homestead can comfortably sleep 11 people. There is also plenty of space to be in tents outside if you'd like to add that to your experience too! We can also provide camp stretchers (up to 6 people) for larger groups.
Most of the home has been renovated, but bedroom one and two are still awaiting a facelift, so are not as aesthetically pleasing as the other rooms. We are also awaiting new flooring in our bathroom and toilet.

Sleeping
Bedroom 1: Queen bed, 3 large cupboards and a set of draws, large mirror and full length mirror.
Bedroom 2: Two single beds, with a pull out single trundler bed, 1 large cupboard and a second cupboard containing children's toys. Cabinet and mirror.
Bedroom 3: Queen and king-single bed, 2 large cupboards and small set of draws. Please note this room's wall backs onto our pump shed so is the noisiest room of the house.
Bedroom 4: Double and single bed and small cabinet. Please note this room is off the laundry, not off the hallway like the other rooms.
All bedding is provided and some spare linen too. The image carousels below are in order of the bedrooms listed above.
We can also have a portacot and bedding available on request.
Kitchen and Dining
The kitchen is fully equipped with everything you need to prepare meals during your stay. It includes a microwave, toaster, electric jug, and a free-standing conventional oven with cooktop, along with a full-size fridge/freezer (a spare freezer is also available in the garage if needed, please turn on on arrival and off on departing).
You’ll find plenty of cutlery, plates, bowls, pots, pans, cooking utensils, and basic kitchenware provided.
While a full breakfast is not supplied, we do provide some milk and cereal options. For toast we provide margerine and a few toast spreads. There is also a good selection of hot drink options for guests to enjoy. We also provide some basic cooking essentials such as salt, pepper, and cooking oil.
Please note there is no dishwasher, so guests are asked to wash and put away dishes before departure.
The kitchen table seats 6 and for larger groups, a fold out table and chairs can be found in our garage.
Lounge
Our lounge is a large, homely space made for gathering. It’s the heart of the house — somewhere to put your feet up, have long chats, play games, or simply unwind after a day exploring.
There are three comfortable sofas and two armchairs, so there’s plenty of room for everyone to spread out. In the cooler months, the large log fire keeps the space warm and cosy, adding that classic farmhouse feel (firewood supplied in season).
For entertainment, there is a TV with Chromecast available if you’d like to stream your favourite shows. Internet is supplied; however, we have a limited WiFi plan available (200 GB per month). Please use it sparingly and help us stay within the limit. We encourage you to make the most of your time here by enjoying the outdoors, reading a book from the shelf, or playing games together.
You’ll also find a desk workspace for those visiting on business or needing a quiet place to catch up on emails.
One of the special features of the lounge is our music area, with a drum set, keyboard, and other instruments available for guests to enjoy. There’s a bookshelf stocked with books, puzzles, and activity books — perfect for slow mornings or relaxed evenings by the fire.
Bathroom
Contains, shower, toilet and vanity. Good water pressure. Towels, facecloths, bathmat and hand towels provided. A large, deep bath - older in appearance, but well cleaned and fully usable. You will find candles and epsom salts to enjoy a good soak.
Laundry
Washing machine and washing powder + dryer are provided for your use, as well as an outdoor clothes line and a clothes horse.
Extra Info
Heating provided via heat pump and also freestanding fireplace. Please let us know you have children and we will have the fire guard up, or this can be found in the garage.

Check in and out times
These can be flexible depending on your needs and other bookings, but as a general rule check out no later than 12pm and check in no sooner than 12pm.

Yes! This is an option! Let us know if you plan to bring a (or some) 4 legged friends when you fill in the booking form. No extra charge for most animals, except there is a $10 grazing fee, per horse, for stay overs. If you have some questions please drop us a message to discuss your needs, clifftopcottagenz@gmail.com. Possibility of purchasing hay to use during your stay, please ask on booking.
Thanks for wanting to bring your dog/s along with you on your stay. We are happy to offer this as an option with the following conditions
- Dogs are to be crated or bed trained if inside, they are not to be wandering the cottage and definitely not on furniture or beds
- We have a lot of farm animals here, so your dog must be under your control at all times, or tied up/crated
- All dog waste must be picked up and disposed of, either in pooh bags, or in the long grass over the road. A shovel for this can be found in the cottage car port
- Please do not use our spare blankets as dog blankets, a dog blanket and indoor bed can be provided if needed (please ask)
Extra Info
- We can provide a crate and chew proof lead if needed, please ask
- There is a vacuum cleaner behind the couch if you need to vacuum up any hair
- At the back of the cottage is a carport, which will provide plenty of under cover space should your dog be outside
- The cottage paddock is fenced, not well enough for little dogs though, so please be aware of this
- There is a water tub at the side of the cottage by the hose
- We also have dogs who are good with other dogs, but if your dog doesn’t like other dogs let us know and we will keep ours confined to our house section
- Let us know your time of arrival as best you can so we can make sure our dogs are managed when you arrive
Basically if you are bringing a dog, by the time you leave there should be no evidence a dog was present. Failure to adhere to the above expectations will result in you being billed a $50 inconvenience fee, payable immediately.
Thanks so much for understanding our expectations, unfortunately we have had a lot of disrespectful dog owners and are considering no longer allowing dogs to come, but we are hoping with clearer expectations it doesn’t have to come to this.
